Contracting Flexibility
Every Owner has its own specific project goals, objectives, constraints and challenges. Coakley & Williams aims to accommodate its customers by tailoring its contracting approach to best serve each project's unique requirements. We offer a variety of contracting vehicles including traditional lump sum, cost-plus a fee with or without a guaranteed maximum price, and multi-phase agreements.
Preconstruction Services
A solid preconstruction effort lays the foundation for a successful construction project. At Coakley & Williams, we offer our customers a full array of preconstruction services to assist them in planning and developing their projects. Preconstruction services include permit research and acquisition support, budgeting and cost estimating, alternative systems evaluation, value engineering studies, constructability review and commentary, site logistics analysis and scheduling. Through our methodical approach to preconstruction, we limit the Owner's risk of project delays and cost overruns while optimizing project value.
Fast-track Delivery
In a competitive business environment, speed to market can determine the success of a development project. Coakley & Williams is well versed in fast-track delivery strategies and execution. Our fast-track systems enable us to purchase critical long lead items such as structural steel and precast concrete to release them for fabrication prior to 100% completion of construction documents. We also have the ability to commence with certain construction activities such as utility relocation or subterranean construction without completed drawings. These techniques frequently shave months off the delivery schedule while insulating the Owner from exposure to change orders.
Scheduling
Coakley & Williams maintains its own scheduling and planning department equipped with most sophisticated scheduling software and hardware. Each project's schedule is developed with the input of the Project Manager, Superintendent and key subcontractors and suppliers to reflect the most efficient and timely project logic and sequencing. Our in-house capabilities enable us to quickly adapt to changing conditions such as adverse weather, materials shortages, unforeseen site conditions, and Owner requested changes by resequencing logic or performing acceleration analysis to minimize impact to the project.
Integrated Project Management System
A typically construction project involves thousands upon thousands of documents including correspondence, submittals, rfis, rfps, proposals, change orders, meeting minutes and field reports. Coakley & Williams uses an integrated project management software system, Prolog Manager 7, to track and organize all paperwork flow on a project. The server based system enables real-time access of all project documentation by any member of the project team, whether field based or office based. The system allows instantaneous access to reports such as submittal status and budget status or immediate retrieval of any individual document to support the project management process and facilitate the unimpeded progress of the work. It also allows us to keep the Owner and Architect informed with accurate, timely and consistent information.
Project Closeout & Warranty
Closeout documentation including operating and maintenance instructions, copies of all warranties, as-built drawings, and other records are assembled and delivered to the Owner at turnover. Coakley & Williams provides training in the proper operation and maintenance of building systems to the Owner's facilities staff. We provide a one year warranty on the entire work with extended warranties as called for in the contract documents.
